Bridge Hotel up for lease
The Shire of Campaspe is calling for expressions of interest to lease the Bridge Hotel in the Port of Echuca.
In line with Council policy adopted in September 2015, the process for leasing of all port buildings is to go through a public Expression of Interest process.
Mayor, Cr Leigh Wilson, said that the process provides a consistent approach to leasing, and also gives the community greater transparency.
“The expression of interest process provides a holistic and consistent approach to leasing and licensing arrangements within the port precinct, thereby giving more certainty to existing and potential users,” he said.
“Importantly, it ensures a fair and equitable system for the market, potentially attracting new and innovative businesses and uses which may not be forthcoming through a direct negotiation process.
“The EOI process allows Council to set the priority for our commercial interest, be that getting the greatest financial return, or the greatest community outcome or a balance of both.”
The long-term lease is available up to 21 years, with the current tenant’s lease extended to the end of March 2016. Cr Wilson said the building is of great significance to the history of the area.
“The Bridge Hotel was one of the earliest buildings built in Echuca, and is part of Echuca’s history as an important Victorian port during the 1860s,” he said.
The property is listed on the Victorian Heritage Register with a heritage overlay for the site under the Shire of Campaspe Planning Scheme.
“Council is currently seeking Heritage Victoria approval for works to the site which will start in April. These include replacement of slate on the roof, repairs and replacement of veranda and balustrade, and general maintenance works,” Cr Wilson said.
“Due to these proposed works, which also include compliance works, the proposed commencement date of the lease is August/September 2016.
“Once EOIs have been received, they will be assessed by a panel before being presented to Council for a final decision in line with the EOI process.
“The successful EOI applicant will then proceed to lease negotiations.”
